The time that it takes to exchange contracts on a house purchase can vary greatly. Factors that can affect the time taken to exchange contracts can include the living situation of those selling the property (an empty property will be more readily available), the firm dealing with the sale and financial factors. Some buyers may ‘drag their heels’ in a purchase by way of accumulating funds, and some sellers may cause delays if they are waiting for the purchase of a future home.

Once contracts are exchanged, the time taken to complete is more predictable. It usually takes approximately 2-4 weeks to complete once contracts have been exchanged. It is sometimes possible to exchange and complete in one day, though this is not always advisable as it may encourage the seller to make final demands and urgency is not the most secure way to complete on the purchase.

On the day of exchange, the buyer and seller enter a legally binding contract of terms for the purchase. On the day of completion, the purchase settlement payments will be transferred, the seller will have fully vacated and the keys will be ready for collection from the solicitor or estate agent.

How long does it take to exchange and complete a house purchase?



You don't have to pay you could trim it yourself. The question is, is it your responsibility? Is the hedge and tree on the boundary. You would need to find out which of your boundaries are your responsibility. If that one is then the neighbouring property owner can rightly ask you to remove any part of a boundary be it a hedge or other that overhangs his property. The neighbouring property owner could also remove any overhanging shrubbery, even if it belongs to you and without your permission but would need to offer to give whatever was removed back to you. If the hedge/tree is actually in your garden i.e. not on the boundary then the responsibility would certainly lie with you. All of the above assumes you are the owner of your property, if you rent the property then you would need to refer to your tenancy agreement.
