My father died 5 days ago and has left his house worth £180,000 to me. Can I transfer the property to my daughter without her being liable

You need to establish if the POA is for Financial affairs as opposed to Health, it must be registered with the office of public guardian and you need to see if you need to act jointly with your sister or whether you can act ‘severely‘ I.e. on your own. If it is joint both you and your sister will need to act on the sale

I have PoA for my Mum who is in a care home.

As your father died without a Will all of his assets including his home if he owned it would pass to all of his children in equal shares (assuming he was divorced or widowed).

It is possible that your father transferred assets to your sister before he died however you need to establish what has happened.
